10 Tips for Staging your Aberdeenshire Airbnb

When listing your property as a short-term let on Airbnb, it's important to think about how you style your home and stage for photographs to attract your ideal guests. In this blog post, we have put together our top 10 tips for staging your Holiday Let property for listing in the Aberdeenshire area.

  1. Clear away the clutter

When staging your property for listing on Airbnb, and for hosting guests, the rooms should look homely and inviting without being too cluttered. The aim is to give the room some personality without it being your personality. Some styled shelves with books, plants, a scented candle and some framed artwork is all you need to bring a space to life. Curate your accessories carefully and be sure that tables and shelves aren’t crowded with items.

2. Create cosy corners

Create cosy corners within your holiday let to photograph. This will allow potential new guests to imagine spending time there. Add some cushions, a cosy throw and a lamp next to an armchair for an instant cosy set-up. Be sure to vary your textures for extra cosiness!

3. Add something unexpected

When furnishing and styling your Airbnb or holiday let, pay attention to the accessories and try not to get everything off-the-shelf. Instead, get creative and head to your local vintage seller or salvage yard. A vintage sign in the kitchen, an old trunk used as a coffee table, or a framed painting of the local area can stop potential guests from scrolling by your listing and make it memorable.

When photographing your property, try to make the rooms look as bright and airy as possible. A great way to bounce more natural light into a room is with mirrors. Position your mirror opposite or next to a window and you will instantly make your room look brighter by reflecting the sky outside back into the room.

8. Stage for your rooms for experiences

Have a think about how your guests are likely to use your rooms while they are staying and how they want to feel in your space, then stage your photography to suit this. With the right setup, you can have guests dreaming about breakfast in bed on a Sunday morning or toasting marshmallows on the BBQ in the evenings.

9. Focus on eye-catching areas

When taking interior photos, capturing small corners or specific areas can often be more effective than whole-room shots. Adding some eye-catching artwork or bold cushions can make a big difference and make your property stand out among others as guests flick through your photographs.
